A leaking roof is more than just an inconvenience—it can lead to water damage, mold growth, structural issues, and costly repairs throughout your home. If your roof is showing signs of age or leaks after heavy rain, it’s time to consider a roof replacement.
At GreenRose Design-Build, we understand that replacing a roof can feel overwhelming. While we are best known for our custom home renovations and additions, we also help homeowners manage exterior improvement projects, including new roof installations. Our team oversees the entire process, coordinating with our experienced, insured and trusted roofing contractor to ensure the project is completed smoothly from start to finish.
Signs It’s Time to Replace Your Roof
Many homeowners don’t realize their roof is failing until they see water stains on the ceiling. Some other common signs that indicate it may be time for a new roof also include missing, cracked, or curling shingles, or moss or algae growth on ceilings or walls.
The Roof Replacement Process: Step by Step
Many homeowners are curious about what actually happens during a roof replacement. While every project is unique, the process typically follows these steps.
1. Removing the roofing
The existing shingles and roofing materials are carefully removed, exposing the roof deck underneath. This step is important because it allows contractors to identify any hidden damage that may not have been visible from the exterior. GreenRose oversees this step to insure the home’s landscaping is protected from damage. The roofing debris is then disposed of.
2. Repairing the Roof Deck
If water has penetrated beneath the shingles, sections of the roof decking (plywood) may have rotted and would need to be replaced. This ensures the new roof has a solid, dry structurally sound foundation.
3. Installing Underlayment and Protection Systems
Before new shingles are installed, protective materials are added to help protect your home from future leaks and moisture damage including
- Ice and water shields
- Synthetic underlayment
- New flashing around chimneys, skylights, and roof penetrations
- Proper ventilation components
4. Installing the New Shingle Roof
Then the new shingles are installed according to manufacturer specifications and local building codes.
5. Final Inspection and Cleanup
A professional roof replacement should conclude with a thorough inspection and complete cleanup of the property. The goal is to leave your home protected and looking even better than before.
